Average House Price in Tehran Announced at 41 Million and 500 Thousand Tomans per Square Meter

Although the Central Bank of Iran had previously announced the average house price in Tehran in Khordad as a historic record of 39 million 414 thousand tomans per square meter, the Statistical Center of Iran announced the average price two million tomans higher.
On Wednesday, the 15th of Tir, the Statistical Center of Iran announced that in Khordad of this year, the price index for residential apartments in Tehran city reached 41 million and 409 thousand tomans per square meter, with a 7.1 percent increase compared to the previous month.
Based on this data, Tehran’s district one with an average price of 78 million and 447 thousand tomans had the highest price, and district 17 with an average price of 20 million and 788 thousand tomans had the lowest price among the 22 districts of Tehran city.
This comes as the Central Bank of Iran on the 8th of Tir announced the average house price in Tehran in Khordad at 39 million and 414 thousand tomans, which was considered a historic record with approximately 33 percent growth compared to Khordad of last year.
In explaining the difference between its statistics and the Central Bank’s data, the Statistical Center of Iran stated that for calculating the percentage of price changes in residential units, the “price index” compared to “average price” better shows price changes.
In recent years, with the continuation of runaway inflation and the dramatic rise in housing and rental prices, numerous reports have been published about the tendency of Tehran renters to move to the outskirts.
Based on statistics from the “Nobar” startup, which provides moving services in Tehran and Alborz provinces, 48 percent of the company’s users have moved to a lower district, and 13 percent have also shown a tendency to leave Tehran.
